Throughout your booking, A1 Vacation Villas Inc., shall be acting as agents for homeowners in Florida, either direct with the owners or through American agents or Management Companies who handle individual owners' properties under contract.

A1 Vacation Villas Inc. also act as agents for car and mini-van rental as secondary agents with some of the leading names in vehicle hire in Florida.

A1 Vacation Villas Inc. will endeavour to provide services as described, but cannot accept responsibility for failure of appliances, pool equipment / heaters etc. or alterations to individual villas in Florida or a particular facility being withdrawn that was previously advertised.

Neither can we be held responsible for any delay of any kind beyond our control that may result in a reduction in the time a villa is occupied, (ie weather conditions, strikes, airport / flight delays etc).

Any faults at the vacation property should be reported immediately to the Management Company who will endeavor to rectify or have rectified faults wherever possible.

The Client referred to in any booking, shall be the lead name (the person making a booking on behalf of a party) and as such that person accepts the terms on behalf of himself or herself and and accompanying persons.

It is the sole responsibility of the client to ensure invoices, and prepaid vehicle hire vouchers are printed with the correct details, i.e: main driver name, date, arrival time, flight no. and also remember, whatever time you pick up your vehicle, it will be due back at the same time on your return date, (any late returns will be charged for, without exception from your credit card / cash deposit by the rental company).

An Initial Booking deposit of $250.00 U.S. is applicable to secure any reservation, but if the dates of a reservation are within six weeks of arrival, then the full payment is due.   All rentals of less than one week (7 nights) also incur a one time departure cleaning fee of $75.00 to $150.00 (depending on the size of the property.  All Booking deposits paid are non refundable on cancelled bookings. Any booking cancelled within six weeks of arrival date may only obtain any refund if it is possible to re-let the property without loss of revenue, so please ensure that you have adequate insurance. Anv alterations to bookings whatsoever the nature, for villas, car hire etc. that are made from the original booking will incur administration costs.  Directions & access information to villas will only be given if all monies shown on the due by date on the client's invoice has been paid in full.  If payments are made by credit/debit card, a convenience fee is applicable.

SECURITY DEPOSITS.  A security deposit is taken on all bookings.(Min. $250.00) Security deposits charged by A1 Vacation Villas Inc. will normally be refunded to the client within 28 days of your departure from Florida, on the following conditions:

1. That we have received a no damage report on the property the client/s has been occupying. (including fixtures, fittings & contents).
2. The property was vacated at 10 a.m. on day of departure as per booking form. 
   
3. The key/s for the premises have been returned to the appropriate place as per instructions. (please check with the Management Company if unsure).  The property is secured on departure (all windows and doors etc. are locked).
   
4. On departure the property is left in satisfactory condition, (excessive cleaning, laundry or trash) may cause you to forfeit all or part of your security deposit.
   

Please report any breakages of glass / cups / plates etc. to the Management Company, so they may be replaced for the next guests. (This will not cost you your security deposit unless through negligence) but we do need to keep a check for everybody's convenience, especially the next guests.

• Any variations to the terms above, are subject to any conditions stipulated by the management company and failure to comply will result in a charge being levied, and any such charges made by the management company will be deducted from the security deposit.

FAILURE TO PAY BY THE DUE DATE MAY RESULT IN CANCELLATION.

All terms and conditions set out, must be honoured by the client, or he / she may forfeit part or all of any security deposit that has been lodged.
